Oleg Levkovskiy
Property market strategist and editorial lead. Owns the desk's market structure, corridor and presale coverage.
ProfilePage / Person schema publishedA working editor, in his second decade on the island.
Oleg Levkovskiy is a property marketing strategist based in Bali, Indonesia, and the editorial and market-strategy lead at Bali Villa Select. He has eighteen-plus years in marketing, thirteen of them as a chief marketing officer, and has worked across the Bali development market since 2014.
On Bali he has led project marketing for villa developments, including presale programmes where a large share of inventory was placed before completion. His track record includes ten development projects taken to market end to end, and the building of in-house marketing teams from the ground up. His writing for the desk is concerned with the gap between the figure on the brochure and the figure on the platform statement.
He runs the desk's editorial calendar under the standards documented on the methodology page. He does not broker property, does not take agent commissions, and is not a licensed Indonesian real-estate agent. His lane is market and commercial analysis – legal and tax work on the site stays framework-level and routes to licensed Indonesian practitioners.

What this editor writes about – and what he does not.
Oleg's expertise is property marketing strategy, market and corridor structure, and the analysis of stated-versus-realised yield. Within that scope his work for the desk is editorial – researched, reviewed and signed.
He is not a notaris, a tax advisor, a structural engineer or a practising lawyer, and he is not a licensed Indonesian real-estate agent. Where a question moves into legal practice, tax structuring, title litigation, notarial filing, building code or structural engineering, the desk's published position is to defer to the named professional on the file. The buyer should retain qualified counsel in jurisdiction, and the desk's editorial should not be read in place of one.
