Quarterly report · Q2 2026

The Bali property market, Q2 2026 – 60 pages of data, analysis, and one unusual outlook chapter.

Our deepest quarterly publication. Transaction data, regulatory updates, tourism arrivals, hospitality performance, pipeline analysis, and a closing chapter where we argue one position we think the consensus has wrong. Released mid-quarter, three weeks after quarter close.

Chapters

  1. Transactions & pricing. Disclosed transaction volumes by sub-market, median pricing movement, absorption rates, and days-on-market trends.
  2. Regulatory update. BKPM, BPN, and regency-level moves affecting foreign investors in the quarter. Interpretive notes from legal counsel.
  3. Tourism arrivals. BPS data by source market, month-over-month and year-over-year, with commentary on mix impact.
  4. Hospitality performance. ADR and occupancy benchmarks by sub-market, segmented by operator tier. Data from public operator disclosures and third-party sources.
  5. Pipeline analysis. Upcoming openings and their likely market impact. Not marketing copy – our read on which projects will move the market and which will not.
  6. The contrarian chapter. One position we think the consensus has wrong this quarter. Clearly labelled; reader decides.

Historical archive

Subscribers also receive access to our previous quarterly reports when requested. Each one is a time-stamped read of the market and retains analytical value as a comparables baseline.

How this differs from the Market Pulse and Briefing

The Market Pulse is a monthly publication summarising the structural picture in 2,000 words; the weekly Briefing is a four-minute curated dispatch on what moved that week. The quarterly report is the longest, deepest format we publish, with primary-data charts and multi-page chapters rather than summaries. Investors typically read all three but use them differently: Briefing for week-by-week orientation, Pulse for monthly structure, quarterly report when a closing decision is in the next 90 days.

Sources & methodology

Q2 2026 report draws on BPS Provinsi Bali monthly releases, BKPM / Kementerian Investasi public guidance, Knight Frank & JLL quarterly snapshots, STR / CoStar hospitality performance data (where licensed), disclosed transaction records via notaris conversations, and booking- platform rate observation. Every datum in the report is footnoted. Full methodology and disclosure pages are published separately.
