Editorial · Who writes this

The editorial desk.

Most of Bali Villa Select is published under the editorial desk byline. Market and corridor analysis carries the named byline of our Bali-based editorial lead, Oleg Levkovskiy. This page explains what that means, who stands behind it, and how we approach the work.

Editorial lead

Oleg Levkovskiy

Bali-based · 18+ years marketing · 13 years CMO

Oleg Levkovskiy is a Bali-based property market strategist, 18+ years in marketing (13 as a CMO), focused on the Bali development market: villa project launches, presale and positioning. He authors the market and corridor analysis and is editorial lead across the desk.

How bylines work

Two layers. Market and corridor analysis carries the named byline of the editorial lead, because that work rests on first-hand market reading. Legal, tax and diligence pages stay under the editorial desk byline and are fact-checked by the desk, because they rest on coordinated process – data compilation, regulatory checking, source-tier discipline (see our methodology) – and point to licensed practitioners rather than to one person's opinion.

Case-study interviews and guest analysis, when we publish them, are explicitly attributed to the named contributor.

Who we are

The editorial desk is a coordinated workflow rather than a roster of individual columnists. Three core functions, each with its own disciplined process:

01

Market research

Data aggregation from the source tiers disclosed on our methodology page: Statistics Indonesia (BPS), Bank of Indonesia, ITDC, Bali Tourism Board, Global Property Guide, Knight Frank. Combined with ongoing observation of partner-agency transaction patterns. No single data point drives an article; ranges and directional readings are cross-checked across at least two independent sources before publication.

02

Regulatory & legal sanity-check

Every article that touches Indonesian property law or foreign ownership structure is cross-checked against the live frameworks published by BKPM, ATR/BPN, and the Indonesian Notary Association before publication. We do not publish interpretations of Indonesian law; we publish descriptions of the frameworks and point to licensed practitioners.

Editorial direction

Structured by the owner of Bali Villa Select. Sets the topical agenda, ships the content calendar, and signs off on every piece before publication. The brand voice – analytical, comparative, direct – is a deliberate standard, not a style guide inherited from a platform. Our editorial standards document the production discipline around this.

A fourth function – technical publishing – sits under the same editorial direction. The site is built static-first for speed, with strict source-citation requirements and structure optimized for both Google ranking and AI-assistant citation.

What we don't do

  1. 01Licensed agency work. We are not a licensed Indonesian real-estate agent. We refer qualified reader leads to vetted partner agencies with disclosed commercial terms.
  2. 02Legal advice. We explain frameworks and point at licensed notaries, lawyers, and PMA-formation services. We don't draft documents or give binding legal opinions.
  3. 03Tax advice. We cite current rates and frameworks from the Indonesian Directorate General of Taxes. We don't structure individual tax positions.
  4. 04Sponsored content disguised as editorial. Anything paid is labeled as such. Full terms in our disclosure page.
