The Bali Villa Select shortlist is the inverse of a typical aggregator feed. Where most portals show a thousand listings sorted by recency, we show the eight to twelve we would buy ourselves at the asking price. Every listing is read against four hard filters before it appears here – location risk, ownership documentation, yield basis, and exit liquidity – and rejected listings stay rejected even when the agency follows up.

What "investment-ready" means here

A property is investment-ready when a foreign buyer can move from first viewing to closed transaction in 8–12 weeks with the legal, commercial, and operational risk priced in up front. We refuse listings sold via nominee structures, listings with ambiguous lease remainders, and listings priced against reference comps that no longer hold. Editorial analysis on each page covers the bull case, the red flags, the comparable transactions, and the ICP fit – so readers can decide whether the deal matches their thesis before speaking to the partner agency.

  • Location. Ranks the area against our area framework. No listings in zones with active zoning disputes or planned infrastructure downgrades.
  • Ownership clarity. Disclosed lease term remaining, extension clauses on paper, or a legitimate freehold structure via PT PMA. See the PMA vs leasehold framework.
  • Yield basis. Where a yield is quoted, the underlying occupancy and ADR are verifiable. We mark a listing "yield not disclosed" instead of repeating an unsupported number – a stance most marketplaces will not take.
  • Exit liquidity. Comparable resales completed within the last 18 months in the same micro-area. Listings without comparable exits are flagged in the editorial section, not hidden.
