The Bali Investor Playbook

A 34-page field manual for the legal, financial, and operational decisions that shape a Bali property return.

Compiled from the editorial desk we publish on this site, from conversations with three Bali-based notaris and two PMA legal firms, and from transaction data we track privately. Not a brochure. Not a lead-magnet PDF dressed up as a guide. An actual reference document.

What is inside

  1. Part 1 – The structural choice. Freehold-via-nominee, leasehold, and PT PMA compared, with honest assessment of each structure's failure modes.
  2. Part 2 – The micro-market choice. Uluwatu, Canggu, Ubud, Seminyak, Nusa Dua, Sanur – where each rewards and where each punishes, with yield and ADR bands for each.
  3. Part 3 – The legal process. PPJB, AJB, BPHTB, PBG, SLF – what each document does, what goes wrong in each step, and what to confirm before signing.
  4. Part 4 – The operational choice. Owner-managed, property-manager, branded-operator, short-term-let platform – yield, overhead, and control trade-offs for each.
  5. Part 5 – The exit choice. Liquidity profile by sub-market, how legal structure affects resale, and what due diligence a buyer will run against you.
  6. Appendix. A due-diligence checklist we use on every flagship analysis. One page, laminated if you want.

What the guide is not

  • Not a broker pitch. We do not sell property.
  • Not a developer catalogue. We take no payment from operators.
  • Not legal advice. We cite sources; you hire counsel.
  • Not a set of hype numbers. We use ranges, and we show our working.

Why request it

If you are deciding between Bali and another market, the guide replaces four discovery calls. If you have decided on Bali and are choosing a structure, the guide saves you one mistake – which on a $500k villa is the only guide cost anyone should care about.

Update cadence

The Playbook is reviewed every six months and refreshed when material data changes. The current edition reflects 2026 BKPM capital interpretation, 2025 Pondok Wisata enforcement, and the new investor KITAS pathway. When a new edition ships, existing requesters receive the refreshed version automatically — same delivery channel, no second request needed.

Sources & methodology

The guide draws on public BKPM and BPN documentation, Knight Frank and JLL market reports (2023–2025 editions), Bali Hotels Association benchmarks, BPS Provinsi Bali tourist arrival series, and our own transaction tracking. Three Bali-based notaris and two PMA legal firms reviewed the legal-structure section for accuracy. Full methodology is published on our methodology page.
