Is this really free? What's the catch?
Yes, free, no payment required. The catch: we receive your email address. We use it to deliver the dossier and to send corrections if we update the analysis later. We do not sell, share, or retarget with this data. If we identify a property worth featuring on our marketplace, we may reach out about that separately, but you can opt out at any time.
How long does the analysis take?
One business day for most properties. Off-plan properties with missing developer disclosures (legal structure, hospitality permit, operator) sometimes need 24–48 hours because we research the gaps ourselves. We let you know via email if it will take longer.
What kind of properties do you analyse?
Bali property in any of our covered corridors: Canggu (Berawa, Pererenan, Echo Beach, Babakan), Uluwatu / Bukit (Bingin, Pecatu, Dreamland, Jimbaran, Nusa Dua), Seminyak, Ubud, Sanur. We also cover selected Phuket properties on request. Apartments, villas, townhouses, off-plan, and ready stock are all in scope.
Do I get a Buy/Hold/Pass recommendation?
Yes. Every dossier ends with an explicit signal: BUY, HOLD-AND-WATCH, or PASS, with a one-paragraph reasoning grounded in the score and the corridor positioning. Where the property is borderline, we state the conditions under which the signal would change.
Are you a licensed agent or lawyer?
No. We are an independent editorial desk that publishes investor analysis. We are not licensed real estate agents, lawyers, or tax advisers in Indonesia. Our dossier is an editorial opinion grounded in publicly available data and our internal corridor baselines; it is not legal or investment advice. Buyers must conduct independent due diligence with a licensed PPAT-notary and a qualified Indonesian tax adviser before any LOI or deposit.
Can I get more than one analysis?
Yes. Submit each property separately. We process them in the order received. If you have a shortlist of 5–10 properties, mention that in the listing field and we'll handle the batch on a single turnaround commitment.
